Property photo hero image: choose a useful first view

Choose a clear opening property photo and build a useful, accurate gallery sequence around it.

Choose the property photo hero image by asking what a buyer needs to understand first. The strongest opening picture introduces this property clearly and gives the following photographs a useful sequence.

Identify the main reason to look closer

For a house, the exterior might explain the architecture, frontage and approach. For an apartment, the living area or outlook may be more informative than a shared entrance. A rural property may need a broader view to communicate its setting. There is no single room that must lead every campaign.

Write one sentence describing the property’s clearest feature, then check whether the proposed hero actually communicates it. A close-up of a stylish tap may be attractive, but it rarely explains the home on its own. Save detail images for later in the sequence unless the campaign has a specific reason to lead with one.

Keep the opening view truthful

Look at the complete frame, including its context. Does the photograph make the relationship between the house, outdoor area and surroundings understandable? If an aerial image contains a boundary overlay, confirm its basis before it is used. A polished first image should not create a false impression that the later images have to undo.

Ask the agent to review any digitally staged or heavily edited option before publication. The ACCC’s real-estate guidance is a useful reminder that property representations need to be accurate; the campaign approval process should include the photographs as well as the written description.

Build a sequence around the opener

After the hero, give the viewer a coherent route through the property. Move from the principal living space to the kitchen, bedrooms and outdoor areas in an order that makes sense for the layout. Use the floor plan to help check that an important room has not disappeared from the story.

Avoid placing several nearly identical angles together simply because they were delivered next to each other. The final selection can be shorter than the entire gallery. A useful sequence gives each image a job: establish the property, explain a room, show a connection or illustrate a relevant detail.

Check the small version

View the proposed hero as a small mobile thumbnail. Is the subject clear? Does a portal crop remove the feature you chose it for? Compare two realistic options at the size the audience will see rather than relying only on a full-screen monitor.

Tell our team the intended campaign emphasis when you book. That helps the photographer plan suitable opening views while still recording the other rooms the listing needs.
