Rental Property Photography: Plan a Useful Set
Rental property photography for a clear leasing campaign. Plan room coverage, tenant arrangements, current images and handover requirements.

Rental property photography should give prospective tenants a clear, current understanding of the property. Plan the rooms and features that need coverage, prepare the spaces and coordinate any resident arrangements through the property manager. The final selection should explain the home without relying on exaggerated editing or unclear location images.
A leasing campaign often has several people coordinating readiness, keys and publication. A concise brief makes the session easier to arrange and reduces the chance that an important space is omitted because each person assumed someone else had mentioned it.
List the spaces a prospective tenant needs to understand
Include the main living areas, kitchen, bedrooms, bathrooms and relevant outdoor or parking areas. Identify additional spaces such as a study, storage area or separate laundry. Agree how a multipurpose room will be described rather than changing its apparent function just for the photographs.
Ask whether a floor plan would help explain the arrangement. An unusual hallway, split-level layout or several similar bedrooms can be difficult to follow from still photographs alone. Confirm whether an existing plan is suitable for the current property before reusing it.
Decide whether to photograph vacant or occupied
If the property is vacant, schedule the session after the intended cleaning and readiness work. Check that trades have finished in the included areas and that access is confirmed. Do not assume the home will be ready simply because the previous tenancy has ended.
If it is occupied, the property manager should coordinate photography arrangements and the relevant jurisdiction’s access and permission requirements. Explain the intended media to residents, including video or a virtual tour if those are proposed. Resolve areas that should not be photographed before the appointment.
Give residents a practical privacy checklist
Ask occupants to put away mail, identifying documents, personal photographs, medication and material on noticeboards where practical. Check reflections and screens as well as benches. Provide time for residents to handle their own belongings rather than leaving it until capture begins.
The OAIC’s tenancy guidance highlights removing belongings that could reveal personal information before advertising photography. Raise any remaining concern with the campaign contact so the intended view and final approval can be discussed.
Check whether older images still fit the property
Before reusing an earlier set, compare it with the current condition and features. Changes to finishes, a garden, an appliance or an outdoor area can make previous photographs unsuitable for the new campaign. Confirm that the agency also has permission for the proposed reuse.
The ACCC’s real-estate guidance calls for truthful, complete information relevant to the property. A familiar older image should not take priority over an accurate current account. Ask the property manager to decide whether a refresh or new session is needed.
Organise the handover to the leasing team
Name the person who approves the selection and the person who uploads it. Confirm the file versions needed for the agency’s workflow, including any floor plan or video. Avoid assuming the photographer will publish directly to every platform unless that is specifically agreed.
Check the final order of the gallery, the relationship between private and shared areas and any captions needed for context. Raise corrections by file name before the campaign goes live.
Send us the property type, suburb, occupancy status, required media and intended publication date. We can discuss the scope and confirm availability, then arrange detailed access information through the appropriate private channel.
