Vacant Property Photography: Showing Empty Rooms
Vacant property photography that explains room layout and scale. Plan clean spaces, key views and any separately agreed virtual staging.

Vacant property photography should make an empty building easy to understand. Clean surfaces, clear room purposes, useful angles and an organised sequence help viewers connect one space to another. Decide before booking whether the campaign needs photographs of the empty rooms alone or a separately agreed styling or virtual-staging service.
An empty house is not automatically ready for photographs. With furniture removed, marks, loose fittings, stored materials and unfinished work may become more noticeable. Check the actual condition of the property rather than relying on the fact that the occupants have moved out.
Start with readiness, not a room count
Walk through after the removal and final clean. Look behind doors, inside visible storage areas and around windows. Confirm that trades have finished in the areas to be photographed. A room with a ladder, paint tins and unpacked flooring is a different brief from a completed vacant room.
Arrange access to every included area, including a detached studio, garage or shared facilities where relevant. Confirm that electricity and any lighting required for the agreed session are available. If a service is disconnected, tell us before the day so that the photographic plan reflects that limitation.
Explain what each room is
Provide a simple room list or existing floor plan if one is available and appropriate to share. Identify spaces whose function may be unclear without furniture: a study beside a bedroom, a second living area or an enclosed verandah. The photographer should not have to guess which use the campaign intends to communicate.
Plan a set that includes room relationships as well as individual interiors. For example, a view showing the kitchen opening onto the dining area can explain something an isolated photograph of each room does not. Avoid requesting many near-identical corners simply to increase the image count.
Keep perspective and scale credible
The brief should favour a clear representation of the rooms rather than making every space appear as large as possible. Ask for useful doorway relationships, window positions and circulation paths. A photograph and a floor plan can answer different questions; one should not be expected to replace the other.
Do not use movable objects to disguise damage or request permanent features be removed in editing. The ACCC’s real-estate guidance says agents must provide truthful, complete information relevant to the property. Presentation decisions should support that accurate account.
Decide whether virtual staging serves the brief
Virtual staging introduces digitally added furnishings into an image of an empty space. If it is part of the project, agree the rooms, style, revisions and delivery requirements separately. Keep the original empty-room photographs available to the campaign contact.
Discuss how staged versions will be identified and used with the agent before publication. A furnished visualisation should not imply that furniture is included or conceal a property’s condition. Do not treat a label as automatic permission to make any alteration; the final advertisement still needs to represent the property accurately.
Prepare for the final handover
Decide who approves the selection, which versions are for listing portals and whether brochures or social crops are also needed. If staging is included, distinguish the original and altered files clearly so the wrong version is not uploaded by mistake.
Before the photographer leaves, check that the included rooms and exterior areas have been covered and that the agreed lock-up arrangement is understood. Provide sensitive access details privately after confirmation rather than placing them in the enquiry form.
Tell us the property type, suburb, readiness date and whether it is completely vacant. We can then discuss a sensible photography scope and any additional media required for the campaign.
